Tuckpointing — removing deteriorated mortar from the joints between bricks and pressing in fresh mortar — is one of the most common and most overlooked masonry services on Greenacres' older chimneys. The mortar joints on a 1970s or 1980s chimney in neighborhoods like Lucerne Lakes or Covered Bridge have been weathering South Florida humidity and storm cycles for forty-plus years. Mortar is always the sacrificial element in masonry construction; it is designed to be softer than the brick so it weathers first and protects the brick from cracking. When it wears past a certain point, water enters the joint, saturates the brick, and the damage accelerates.

Why Greenacres Homes Need Tuckpointing & Masonry Repair

In Greenacres' climate, deteriorated mortar joints are not just a slow cosmetic problem — they are an active water entry point during every storm event. We frequently find chimneys where the mortar has recessed a quarter inch or more in the joints, where soft crumbly material comes away with light pressure, or where the mortar has shrunk away from the brick faces leaving visible gaps. Those gaps are where Greenacres' summer thunderstorms push water into the masonry stack. Spalling brick — where the brick face pops off — almost always follows extended mortar failure rather than preceding it.

We cut out the deteriorated mortar to a proper depth using angle grinders and oscillating tools rather than cold chisels, because shallow raking leaves the new mortar with no real mechanical key to adhere to. The new mortar is mixed to match the original joint profile and tooled to the same finish — typically a concave or rodded joint on South Florida ranch-home chimneys — so the repointing blends visually and the joint geometry sheds water correctly. Color matching to weathered brick takes some judgment and we will be straightforward with you about how close a match is achievable.

Tuckpointing is a significantly better investment than letting mortar failure run to the point of brick spalling or structural movement. If you can see gaps in the mortar joints on your chimney from the ground, or if white efflorescence has appeared on the brick face — that chalky residue is mineral salts carried out by water moving through the masonry — those are reliable indicators that repointing is overdue. We give you an honest assessment of how much of the chimney actually needs attention versus how much is still sound.

Signs You Need Tuckpointing & Masonry Repair

  • Mortar that crumbles to sand or powder when you touch it

Tuckpointing & Masonry Repair in Greenacres — Common Questions

What is tuckpointing, exactly?

It's the process of removing deteriorated mortar from between the bricks and replacing it with fresh mortar. It restores the joints that hold the masonry together and keep water out — without having to rebuild the brickwork itself.

How do I know if my chimney needs tuckpointing?

Look at the mortar joints. If you see gaps, cracks, missing sections, or mortar that crumbles to powder when touched, the joints are failing and water is getting behind the brick. That's the point to repoint before it turns into bigger masonry damage.

Is tuckpointing better than rebuilding?

When the bricks are still sound and only the mortar has failed, tuckpointing is the right, more affordable fix. A rebuild is only needed when the brick itself has deteriorated. We'll tell you honestly which one your chimney actually needs.

I have a newer home near Jog Road with a prefab fireplace. Do you service those?

Yes, and they're a big part of what we do in Greenacres. A lot of the newer homes out toward Jog Road and in communities like River Bridge, Winston Trails, and Nautica Isles have prefab, factory-built fireplaces with a metal chase and chase cover instead of a brick chimney. We service the firebox, replace failed caps and chase covers, and take care of leaks at the top of the chase. They need different attention than an old masonry chimney, and we know the difference. Tell us what you have when you call (645) 224-9996 and we'll send the right help.

How tall does a chimney have to be above the roof?

Chimneys shall extend not less than 2 feet higher than any portion of a building within 10 feet, but shall be not less than 3 feet above the highest point where the chimney passes through the roof. That is the exact wording of IRC section R1003.9, adopted verbatim as R1003.9 of the Florida Building Code, Residential. It is commonly called the 3-2-10 rule, and both conditions must be met at once, so whichever produces the greater height controls. The 10-foot measurement is horizontal and includes ridges, dormers, adjacent walls and nearby structures. Does Florida require a carbon monoxide alarm if the house has a fireplace?

Yes for new construction. Florida Statute 553.885 requires that every separate building or addition constructed on or after July 1, 2008 that has a fossil-fuel-burning heater or appliance, a fireplace, an attached garage or any other feature that emits carbon monoxide as a byproduct of combustion must have an approved operational carbon monoxide alarm installed within 10 feet of each room used for sleeping purposes, or at other locations required by the Florida Building Code. The requirement can be met with a hard-wired or battery-powered CO alarm or a combination CO and smoke alarm. The statute applies to new buildings and additions, not to existing buildings undergoing ordinary alterations or repairs. Source: Florida Statutes section 553.885, Carbon monoxide alarm required

How much does chimney tuckpointing cost in Greenacres?

Mortar repointing — tuckpointing — runs $300–$1,500 in Florida, depending on how much of the stack needs raking out and repointing. What a specific Greenacres job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins.
