A chimney cap is the first line of defense between the inside of your flue and Greenacres' outdoor environment, and that environment is not gentle. The afternoon storm season brings hard, wind-driven rain that enters an uncapped flue directly, and the persistent humidity means that anything living near an open chimney opening — birds, squirrels, lizards — is likely to investigate. The older masonry chimneys in neighborhoods like Covered Bridge and Lucerne Lakes frequently have undersized or deteriorated original caps, or no functional cap at all after years of service.

Why Greenacres Homes Need Chimney Caps

The prefab units in River Bridge, Winston Trails, and Nautica Isles have a different cap situation — a metal chase cover that sits over the top of the chase rather than a traditional masonry cap. Galvanized steel chase covers are common on factory-built units from the 1990s and 2000s, and they rust out in South Florida's humidity at a fairly predictable rate. Once rust sets in, the cover develops holes and gaps, and rain runs directly down the chase and into the firebox below. We replace corroded chase covers with stainless steel covers that hold up far better in the local climate.

For masonry chimneys, we size and fit a multi-flue or single-flue cap based on the actual opening dimensions rather than a generic fit. A properly fitted cap with a mesh spark arrestor keeps rain out, keeps wildlife out, and keeps any embers from a fire contained at the top of the flue. We secure caps with appropriate sealant to the flue tile or crown so they do not shift in the wind gusts that come with Greenacres' thunderstorms. If the crown underneath the cap is deteriorating, we note it and can address it in the same visit.

Cap replacement is one of the more straightforward chimney repairs we do, and it tends to pay for itself quickly in avoided water damage. If you have noticed rust staining running down the side of a metal chase, or if you have heard sounds in the chimney during nesting season, or if you have simply never had a cap installed, it is worth a call. We carry common cap and chase cover sizes on the truck and can often complete the replacement same day.

Signs You Need Chimney Caps

  • You can see the cap is missing, rusted through, bent, or crushed
  • Birds, squirrels, or the sound of animals in the chimney
  • Leaves and debris collecting inside the flue or firebox
  • Rain coming straight down the flue or moisture in the firebox after storms

Chimney Caps in Greenacres — Common Questions

Do I really need a chimney cap?

It's one of the best-value parts on the whole chimney. Without a cap, rain goes straight down the flue, animals nest inside, and debris blocks airflow. A proper cap prevents all three for a relatively small cost.

My cap looks fine — why is water still getting in?

A cap covers the flue opening, but water can also enter through a cracked crown, failed flashing, or porous masonry. If you have a leak, we'll check whether the cap is the issue or whether it's coming from somewhere else.

Can you match a cap to an unusual flue?

Yes. We size and fit caps to your specific flue, including odd shapes and multiple flues, so it seals correctly rather than just sitting loosely on top.

I have a newer home near Jog Road with a prefab fireplace. Do you service those?

Yes, and they're a big part of what we do in Greenacres. A lot of the newer homes out toward Jog Road and in communities like River Bridge, Winston Trails, and Nautica Isles have prefab, factory-built fireplaces with a metal chase and chase cover instead of a brick chimney. We service the firebox, replace failed caps and chase covers, and take care of leaks at the top of the chase. They need different attention than an old masonry chimney, and we know the difference. Tell us what you have when you call (645) 224-9996 and we'll send the right help.

What are the code requirements for a chimney cap or spark arrestor screen?

Screen openings shall not permit the passage of spheres having a diameter greater than 1/2 inch, nor block the passage of spheres having a diameter less than 3/8 inch. Under IRC section R1003.9.2, the net free area of the arrestor must also be not less than four times the net free area of the chimney flue outlet it serves, and the screen must have heat and corrosion resistance equivalent to 19-gage galvanized steel or 24-gage stainless steel. The arrestor must be accessible for cleaning, and the screen or cap must be removable so the flue can be swept. A screen finer than 3/8 inch is not code-compliant because it clogs with soot and chokes the draft. Source: International Residential Code section R1003.9.2, Spark arrestors

How much does chimney cap installation cost in Greenacres?

Most Florida homeowners pay $150–$500 for a chimney cap installed, depending on material, flue size, and roof accessibility. What a specific Greenacres job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins. See the full cost breakdown.

How much rain does a South Florida chimney actually take?

Miami International Airport averages 67.41 inches of precipitation a year, Fort Lauderdale-Hollywood 60.95 inches and West Palm Beach 61.75 inches, based on the NOAA 1991-2020 U.S. Climate Normals. Much of that falls as heavy convective rain in the May-through-October wet season, and it arrives on a wind-driven slant rather than straight down, which is exactly the condition that drives water into an unsealed crown joint, a face-nailed counter flashing or an uncapped flue. The Atlantic hurricane season runs June 1 through November 30 and peaks around September 10. That overlap is why crown, cap and flashing condition matters more in Florida than sweeping frequency does.
