A large share of Florida homes don't have a solid brick chimney at all β they have a prefabricated, factory-built system. Instead of masonry, the heart of it is a stainless or galvanized firebox connected to sections of double- or triple-wall metal flue pipe that stack up to a termination cap, all tucked inside a framed housing. Because the whole thing is metal and engineered to fit together a specific way, it has to be repaired as a system, with parts matched to that unit β not bricked, mortared, or improvised.
Florida is unusually hard on these systems. Constant humidity, salt air near the coast, and the heat-soak-then-downpour rhythm of the rainy season drive rust into thin metal components and work moisture into the housing. Over years that shows up as a corroding cap, rust bleeding down the flue, a firebox with refractory panels cracking apart, or a system that's simply too far gone to keep patching. We repair what can be saved and, when corrosion has compromised the structure, rebuild the prefab system so it's sound again β and we'll always tell you honestly which path your unit actually needs.
