The issues tend to layer on top of one another: one moisture entry point quietly enables three others.

Here are the specific conditions we find most often during a restoration assessment, and what addressing each one involves.

• Spalled and cracked refractory panels, The refractory brick or cast panels that line the firebox absorb and release extreme heat every time the fireplace is used. Florida's humidity keeps those materials damp between uses, and the repeated wet-to-hot cycle accelerates cracking and surface spalling. Restoration means replacing panels that have cracked through their full depth, not just patching the face.
• Deteriorated mortar joints, High-lime mortar is durable in dry climates; in Florida's humidity and rain it becomes soft and recedes over time. Gaps in firebox mortar joints allow heat and combustion gases to reach the surrounding structure.
