The chimney crown is the concrete or mortar cap poured across the top of a masonry chimney around the flue opening, and it does a specific job: shed water off the top of the chimney stack and protect the masonry below. In Greenacres, where the summer storm season delivers heavy, repeated rain events and daytime temperatures regularly push into the 90s, the crown faces significant thermal stress. Concrete that expands in South Florida heat and then gets saturated by a hard afternoon rain develops hairline cracks over years, and those cracks are the most common entry point for water into an older masonry chimney.

Why Greenacres Homes Need Chimney Crown Repair

The masonry chimneys in Greenacres' established neighborhoods — particularly the ranch homes around Lucerne Lakes and Covered Bridge that were built in the 1970s and 1980s — commonly have original crowns that have never been repaired or resurfaced. We find crowns with deep transverse cracks, crowns that have separated from the flue tile, and crowns that were poured too thin to begin with and have been slowly failing ever since. From the ground, a cracked crown can look intact; you typically need to be on the roof next to it to see the real condition.

Minor crown cracking in Greenacres — hairline cracks that have not yet opened up — can be sealed with a quality elastomeric crown sealer that flexes with the thermal movement rather than re-cracking. We use sealers rated for South Florida's UV exposure rather than standard-duty products that break down quickly in intense sunlight. Where the crown has significant structural cracks, sections that have heaved or separated, or where the crown is undersized and does not extend past the brick with the correct overhang, we remove it and pour a new one with proper drip edges so water sheds away from the masonry.

Crown repair is one of those jobs that is easy to defer because the damage is not visible from the yard, but the consequences of deferring it in this climate are not gradual — they are accelerated by every storm season. If your home is one of the older properties in Greenacres and the crown has never been addressed, it is worth having it looked at before the next hurricane season. Catching a cracked crown before it opens fully is a modest repair. Waiting until water has worked its way into the brick and mortar for a few seasons is a much larger one.

Chimney Crown Repair in Greenacres — Common Questions

What's the difference between the crown and the cap?

The crown is the concrete slab at the top of the masonry that sheds water off the bricks; the cap is the metal cover over the flue opening that keeps out rain and animals. Many chimneys need both working properly — they protect different parts.

Can a cracked crown just be sealed, or does it need rebuilding?

Hairline and moderate cracks can usually be sealed with a proper flexible crown coating. We only rebuild the crown when it has deteriorated badly enough that sealing wouldn't hold. We'll show you which situation you're in.

Why do crowns crack in Florida?

Constant sun, heat, and heavy rain cycles expand and contract the concrete, and a crown that was poured too thin or without the right slope cracks even faster. Once it cracks, water gets in — so it's worth addressing early.

I have a newer home near Jog Road with a prefab fireplace. Do you service those?

Yes, and they're a big part of what we do in Greenacres. A lot of the newer homes out toward Jog Road and in communities like River Bridge, Winston Trails, and Nautica Isles have prefab, factory-built fireplaces with a metal chase and chase cover instead of a brick chimney. We service the firebox, replace failed caps and chase covers, and take care of leaks at the top of the chase. They need different attention than an old masonry chimney, and we know the difference. Tell us what you have when you call (645) 224-9996 and we'll send the right help.

What is a chimney crown supposed to look like, and why do crowns fail?

IRC section R1003.9.1 requires masonry chimneys to have a concrete, metal or stone cap sloped to shed water, a drip edge, and a caulked bond break around any flue liners, in accordance with ASTM C1283. CSIA adds that crowns should project beyond all sides of the chimney by two inches to keep runoff off the brick and mortar below. Crowns fail when they are poured flat instead of sloped, when the drip edge is omitted so water runs back down the masonry, and when there is no bond break, so the flue tile and the crown expand at different rates and crack the crown open. A thin mortar wash smeared over the top of the brick is not a crown and will not last. Source: International Residential Code section R1003.9.1 and ASTM C1283; CSIA water damage guidance

How much does chimney crown repair cost in Greenacres?

Crown repair or replacement runs $200–$1,000 in Florida; a crown-only replacement during other work is at the lower end, around $200–$600. What a specific Greenacres job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins. How much rain does a South Florida chimney actually take?

Miami International Airport averages 67.41 inches of precipitation a year, Fort Lauderdale-Hollywood 60.95 inches and West Palm Beach 61.75 inches, based on the NOAA 1991-2020 U.S. Climate Normals. Much of that falls as heavy convective rain in the May-through-October wet season, and it arrives on a wind-driven slant rather than straight down, which is exactly the condition that drives water into an unsealed crown joint, a face-nailed counter flashing or an uncapped flue. The Atlantic hurricane season runs June 1 through November 30 and peaks around September 10. That overlap is why crown, cap and flashing condition matters more in Florida than sweeping frequency does.
