Your Local Orlando Chimney & Fireplace Team

One family-owned team for everything your chimney and fireplace need in Orlando.

Chimney Brothers Co is a family-owned team serving homeowners across Orlando and Orange County. Whether you live in an older bungalow near downtown or a newer build out by the attractions, we handle the full range of chimney and fireplace work: chimney repair, sweeping and cleaning, inspections, leak and flashing repair, chimney caps, crown repair, full rebuilds, tuckpointing and masonry, fireplace repair and service, and new fireplace installation.

Orlando sits well inland, away from the constant salt spray that wears down coastal chimneys, but Central Florida brings its own challenges. The afternoon thunderstorms that roll in almost daily through the summer drive water at flashing, crowns, and mortar joints with real force, and the year-round humidity keeps masonry damp long after the rain stops. Small gaps that would dry out quickly in a drier climate stay wet here, and that is where damage starts.

We believe in straightforward, honest pricing and clear explanations. When we come out, we tell you what we see, what actually needs attention now, and what can wait. No pressure, no invented problems. Same-day service is available when something can't wait, and every visit starts with a free estimate so you know the cost before any work begins.

Chimney and Fireplace Service Across Orlando

We work throughout Orlando and the surrounding Orange County communities, from the older homes around College Park, Audubon Park, and the Milk District to the newer subdivisions in Lake Nona, Hunters Creek, and Dr. Phillips, and out toward the fast-growing Horizon West corridor near the theme parks. Established neighborhoods like Baldwin Park and the areas bordering Winter Park tend to have masonry chimneys with decades of weathering behind them, while many homes south and southwest of the city were built in the last twenty years with prefabricated fireplaces and factory-built flues that call for a different kind of attention. We're comfortable with both.

Being inland matters here. Orlando homes are spared the relentless coastal salt that eats away at chimneys in the beach towns an hour east along the Space Coast and Atlantic shore, but Central Florida's climate is hard on masonry in its own way. The near-daily summer thunderstorms, combined with humidity that rarely lets up, mean water finds its way into hairline cracks in the crown, gaps in flashing, and worn mortar joints, and then it simply doesn't dry out. Over a few seasons that trapped moisture causes spalling brick, rusted components, and the slow staining and softening that lead to leaks inside the home.

Because so much of the Orlando area grew quickly during the housing booms around the attractions, a large share of homes have builder-grade chimney caps and crowns that were never built to stand up to decades of Florida storms. We see a lot of undersized or missing caps, thin crowns that crack early, and flashing that was installed fast and started leaking once a few rainy seasons piled up. Whether your fireplace gets used on the handful of genuinely cool Central Florida nights or mostly sits as a feature, keeping the chimney sealed and sound protects the rest of the house from water damage.

If you've noticed water stains on the ceiling or wall around your fireplace after one of Orlando's summer storms, a musty or damp smell, white chalky residue or crumbling mortar on the masonry, rust on the cap or firebox, or daylight and debris where there shouldn't be any, those are early warning signs worth checking before the next rainy season makes them worse. Catching a small crown crack or a loose piece of flashing now is far cheaper than repairing water damage later. Orlando Chimney & Fireplace Questions

Do chimneys really need attention in Orlando if we barely use the fireplace?

Yes, and this is one of the most common things we explain to Central Florida homeowners. Even a fireplace that's almost never lit still has a chimney that's exposed to the weather every single day. Orlando's near-daily summer thunderstorms and constant humidity work on the crown, cap, flashing, and mortar year-round, whether or not you ever light a fire. Most of the leak and masonry problems we fix in the Orlando area are weather-driven, not fire-driven. Keeping the chimney sealed and capped protects the structure of your home from water intrusion regardless of how often the fireplace gets used.

Why does my chimney leak only when it rains hard in the summer?

Orlando's summer storms are intense and often come in sideways with wind behind them, so they push water at parts of the chimney that lighter rain never reaches. A leak that only shows up during heavy afternoon thunderstorms usually points to a cracked or undersized crown, worn or poorly sealed flashing where the chimney meets the roof, a missing or damaged cap, or deteriorated mortar joints letting water soak into the masonry. Because Central Florida humidity keeps everything damp, that water doesn't dry out between storms the way it would in a drier climate. We can pinpoint the entry point and handle the crown repair, flashing and leak repair, cap, or tuckpointing needed to stop it.

My home near the attractions is fairly new. Can its chimney already have problems?

Often, yes. A lot of homes around Orlando, especially in the fast-growing areas near the theme parks and out toward Horizon West, Lake Nona, and Hunters Creek, were built quickly during housing booms with builder-grade chimney components. We regularly find thin crowns that crack within a decade, undersized or missing caps, and flashing that was installed fast and started leaking after a few rainy seasons. Newer doesn't always mean trouble-free in this climate. A straightforward inspection tells you whether your chimney was built to last or needs a cap, crown work, or flashing repair to hold up to Florida storms.

How is chimney care in Orlando different from the coastal areas an hour away?

The biggest difference is salt. Coastal chimneys near the beaches east of here take constant salt-laden air that corrodes metal components and breaks down masonry faster. Orlando is well inland, so salt is much less of a factor. What we deal with instead is water and humidity: the daily summer thunderstorms, the long rainy season, and air that stays damp keep moisture in contact with masonry far longer than you'd expect. So in Orlando the priority is keeping water out, sealing crowns and flashing, maintaining a solid cap, and keeping mortar joints sound, rather than fighting salt corrosion.

What chimney and fireplace services do you offer in the Orlando area?

We handle the full range for Orlando and Orange County homeowners: chimney repair, chimney sweeping and cleaning, chimney inspection, leak and flashing repair, chimney cap installation and replacement, crown repair, full chimney rebuilds, tuckpointing and masonry work, fireplace repair and service, and new fireplace installation. As a family-owned local team, we start every job with a free estimate and upfront pricing, and same-day service is available when something can't wait. If you're not sure what your chimney needs, call (645) 224-9996 and we'll take a look and give you an honest recommendation.

Do you offer free estimates?

Yes — every job starts with a free, no-obligation on-site estimate and upfront pricing. No trip charge and no hidden fees.

How long does a typical chimney repair take?

It depends on the work. A sweep or inspection is usually done in one visit; a crown reseal, cap, or flashing repair is often same-day; a partial or full rebuild can take longer. We give you a clear timeframe with your estimate.

Do you work on prefab (factory-built) fireplaces too, or only masonry?

Both. We service traditional masonry chimneys and fireboxes as well as prefabricated, factory-built fireplace systems — including wood-burning and gas units.

My chimney failed a home inspection — can you help before closing?

Yes, that's one of the most common reasons people call us. We assess exactly what was flagged, explain what's actually needed, and give upfront pricing so you can move forward with your sale.

Do you clean up after the work?

Always. We protect the work area, contain soot and debris, and leave your home as clean as we found it — that's part of the job, not an extra.

How do I book or get a quote?

Call (645) 224-9996 or fill out the short form on this page. Same-day service is often available for urgent issues like an active leak.

How tall does a chimney have to be above the roof?

Chimneys shall extend not less than 2 feet higher than any portion of a building within 10 feet, but shall be not less than 3 feet above the highest point where the chimney passes through the roof. That is the exact wording of IRC section R1003.9, adopted verbatim as R1003.9 of the Florida Building Code, Residential. It is commonly called the 3-2-10 rule, and both conditions must be met at once, so whichever produces the greater height controls. The 10-foot measurement is horizontal and includes ridges, dormers, adjacent walls and nearby structures. Do Florida fireplaces get used enough to matter?

Barely, by the numbers: Miami averages 103.6 heating degree days a year, Fort Lauderdale 121.9 and West Palm Beach 201.8, against 1,227.6 for Jacksonville, per the NOAA 1991-2020 Climate Normals. A South Florida fireplace may see only a handful of burn hours a season, so creosote accumulation is genuinely slow compared with a northern chimney. The chimney itself, though, is exposed to sun, rain, humidity and salt 365 days a year, and a flue that sits idle for eleven months is the one most likely to hold a bird or squirrel nest, a wasp nest or a blocked-off damper. That is the reason the annual NFPA 211 inspection interval still applies here even when sweeping does not come due. How much does chimney repair cost in Orlando?

The most common repairs range from around $150 for a cap replacement to $5,000 or more for flue relining, with most single repairs falling in the $300–$1,500 range in Florida. What a specific Orlando job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins.
