Your Local Kendall Chimney & Fireplace Team

One family-owned team for everything your chimney and fireplace need in Kendall.

Kendall sits inland in west Miami-Dade, away from the salt spray of the coast but squarely under the path of the afternoon storms that roll in off the Everglades all summer long. For most homeowners here, the chimney is out of sight and out of mind β€” right up until smoke drifts into the family room, a brown ring appears on the ceiling after a downpour, or a home inspection flags cracked masonry before a closing. Chimney Brothers Co is a family-owned team that handles all of it, from a routine sweep to a full rebuild, for homes throughout Kendall and the surrounding Miami-Dade communities.

Kendall's housing is a real mix, and your chimney reflects whichever era your home came from. The newer subdivisions built out west toward Krome Avenue lean heavily on prefab, factory-built fireplaces with metal chase tops and lightweight caps, while the established neighborhoods closer to US-1 and Pinecrest often have older masonry stacks that have weathered decades of South Florida humidity. We work on both every week and we don't treat them the same β€” a prefab chase needs different attention than a brick chimney that needs repointing.

Whatever you've got, we diagnose the actual problem, explain it in plain language, and give you upfront pricing before any work starts. No pressure, no upsell, no surprises on the invoice β€” just a clear answer and a chimney that's safe to use.

Why Kendall Chimneys Need a Local Eye

Kendall's inland location changes the way chimneys age. You don't get the heavy salt corrosion that eats away at flashing and caps along the coast, but you trade it for relentless humidity and the daily summer thunderstorms that build over the Everglades and dump hard, wind-driven rain across neighborhoods like The Hammocks, Kendall Lakes, Devon-Aire, and Three Lakes. With the canals and lakes that thread through this part of west Miami-Dade β€” Snapper Creek and the C-100 system among them β€” the water table stays high and the air stays heavy, so moisture works its way into mortar joints and the concrete crown year-round. The freeze isn't the enemy here β€” it's water sitting where it shouldn't, softening masonry and rusting metal from the inside out.

A lot of Kendall was built or rebuilt after Hurricane Andrew tore through this exact part of Miami-Dade in 1992, which is why the area has so many newer homes with prefab, factory-built fireplaces standing alongside the older masonry chimneys that survived. Those prefab units have a metal chase and a lightweight cap up top, and after twenty or thirty years of sun and storms the chase cover can rust through and the cap can loosen β€” a small gap that quietly lets rain into the wall. We see the same pattern again and again across the newer subdivisions out toward West Kendall and Kendall West.

Closer to Pinecrest and the older sections east toward US-1 and the Bird Road corridor, the masonry chimneys tell a different story: decades-old brick and mortar that needs experienced repointing and crown resealing rather than a quick smear of caulk. We've worked on the full range of Kendall homes, from the 1960s and '70s ranch houses near Dadeland to the post-Andrew rebuilds farther west, and we match the fix to how your house is actually built and how this inland climate actually behaves β€” not a one-size-fits-all patch.

If you notice any of these warning signs, it's worth a look: a musty or smoky smell when the fireplace isn't lit, water stains spreading on the ceiling or wall around the chimney after a Kendall summer storm, white chalky streaks (efflorescence) on the brick, a rusted or sagging chase cover on a prefab unit, crumbling mortar you can pick at with a finger, or pieces of masonry showing up in the firebox. Catching these early is almost always cheaper than waiting for the next downpour to make it worse. Call Chimney Brothers Co at (645) 224-9996 for a free, no-pressure estimate.

Kendall Chimney & Fireplace Questions

How much does chimney repair cost in Kendall?

The most common repairs range from around $150 for a cap replacement to $5,000 or more for flue relining, with most single repairs falling in the $300–$1,500 range in Florida. What a specific Kendall job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins. See the full cost breakdown.

My ceiling stains after every summer storm in Kendall β€” is that the chimney?

Very often, yes. Kendall's afternoon thunderstorms bring hard, wind-driven rain, and a chimney leak is one of the most common hidden sources of those brown ceiling rings. The usual culprits are a cracked or worn-out crown, a rusted chase cover on a prefab unit, a loose or missing cap, or failed flashing where the chimney meets the roof. The water can travel before it shows up as a stain, so the wet spot isn't always directly under the leak. We track it back to the real entry point with a leak and flashing inspection and stop it at the source rather than just repainting the ceiling.

How often should I have my chimney swept or inspected in Kendall?

For a fireplace you actually use, once a year is the standard recommendation. In Kendall we also suggest an inspection after a major storm or hurricane season β€” wind-driven rain and humidity can open up gaps that aren't visible from the ground β€” and before you buy or sell a home, since chimney and masonry issues are a common item on inspection reports here in Miami-Dade. If you rarely light the fireplace, an inspection still matters, because moisture and animals can cause problems whether or not you're burning.

I have a newer prefab fireplace in my Kendall home β€” can you service that?

Absolutely, and it's a big part of what we do here. So many homes in the newer Kendall subdivisions out west were built with factory-made, prefab fireplaces, and they need different care than an old brick chimney. We service the firebox, damper, and metal chase, replace rusted-through chase covers and loose caps, and repair the flashing and surround. We'll tell you honestly whether a component just needs replacing or whether the unit is fine β€” we don't push a rebuild on a fireplace that only needs a new cap.

Do you offer same-day service in Kendall, and what areas do you cover?

Same-day service is available when our schedule allows, and because we're a local Florida team it's often realistic for an urgent leak or a fireplace that's not drawing right. We cover Kendall and the surrounding communities β€” The Hammocks, Kendall Lakes, Devon-Aire, Three Lakes, the Pinecrest side, and out toward West Kendall and Kendall West β€” along with the wider Miami-Dade County area. Give us a call at (645) 224-9996 and we'll let you know the soonest we can get a technician to your address.

Do you offer free estimates?

Yes β€” every job starts with a free, no-obligation on-site estimate and upfront pricing. No trip charge and no hidden fees.

How long does a typical chimney repair take?

It depends on the work. A sweep or inspection is usually done in one visit; a crown reseal, cap, or flashing repair is often same-day; a partial or full rebuild can take longer. We give you a clear timeframe with your estimate.

Do you work on prefab (factory-built) fireplaces too, or only masonry?

Both. We service traditional masonry chimneys and fireboxes as well as prefabricated, factory-built fireplace systems β€” including wood-burning and gas units.

My chimney failed a home inspection β€” can you help before closing?

Yes, that's one of the most common reasons people call us. We assess exactly what was flagged, explain what's actually needed, and give upfront pricing so you can move forward with your sale.

Do you clean up after the work?

Always. We protect the work area, contain soot and debris, and leave your home as clean as we found it β€” that's part of the job, not an extra.

How do I book or get a quote?

Call (645) 224-9996 or fill out the short form on this page. Same-day service is often available for urgent issues like an active leak.

How tall does a chimney have to be above the roof?

Chimneys shall extend not less than 2 feet higher than any portion of a building within 10 feet, but shall be not less than 3 feet above the highest point where the chimney passes through the roof. That is the exact wording of IRC section R1003.9, adopted verbatim as R1003.9 of the Florida Building Code, Residential. It is commonly called the 3-2-10 rule, and both conditions must be met at once, so whichever produces the greater height controls. The 10-foot measurement is horizontal and includes ridges, dormers, adjacent walls and nearby structures. Does Florida require a carbon monoxide alarm if the house has a fireplace?

Yes for new construction. Florida Statute 553.885 requires that every separate building or addition constructed on or after July 1, 2008 that has a fossil-fuel-burning heater or appliance, a fireplace, an attached garage or any other feature that emits carbon monoxide as a byproduct of combustion must have an approved operational carbon monoxide alarm installed within 10 feet of each room used for sleeping purposes, or at other locations required by the Florida Building Code. The requirement can be met with a hard-wired or battery-powered CO alarm or a combination CO and smoke alarm. The statute applies to new buildings and additions, not to existing buildings undergoing ordinary alterations or repairs. Source: Florida Statutes section 553.885, Carbon monoxide alarm required
