Chimney & Fireplace Work We Handle

Your Local Aventura Chimney & Fireplace Team

One family-owned team for everything your chimney and fireplace need in Aventura.

Aventura sits in northeastern Miami-Dade County, tucked against the Intracoastal Waterway between North Miami Beach and the Broward line, and that waterfront setting is exactly what makes chimney problems here sneak up on people. A fireplace that worked fine for years starts backing up smoke, a brown stain spreads across the ceiling after a storm, or a home inspection turns up a corroded cap and cracked crown right before a closing. Chimney Brothers Co is a family-owned team that handles all of it β€” from a routine sweep to a full chimney rebuild β€” for homes across Aventura and the surrounding Miami-Dade area.

Most of the fireboxes we see in Aventura are in the older single-family and townhome pockets off Country Club Drive and West Country Club Drive, along with custom fireplaces in some of the high-rise residences near Williams Island and the Waterways. Whatever you have, we find the real cause, explain it in plain English, and give you upfront pricing before any work begins.

We're a local Florida crew, not a call center, so when you reach out you're talking to the people who actually do the work. No pressure, no upsells, no surprises on the invoice β€” just a straight answer about what your chimney needs and what it costs.

Why Aventura's Waterfront Air Is Hard on Chimneys

Aventura is hemmed in by water β€” the Intracoastal Waterway and Dumfoundling Bay form the city's entire eastern edge, and Maule Lake wraps the southern border down toward the Oleta River. That puts almost every home within reach of salt-laden air, and salt is brutal on the metal parts of a chimney. Caps, spark arrestors, and flashing corrode here years faster than they would inland, and once that metal fails, water has a clear path into the masonry.

The high water table and year-round humidity make it worse. Mortar joints stay damp, the concrete crown at the top of the stack develops hairline cracks, and moisture wicks down into the firebox β€” which is why a musty, damp smell after rain is one of the most common calls we get from Aventura homeowners, whether they're over near the Waterways, in the townhomes along Country Club Drive, or in the houses backing up to the Turnberry golf course.

Then comes hurricane season. Sitting this close to the coast and the open water of Dumfoundling Bay, Aventura takes wind-driven rain head-on, and that rain finds every weak point β€” a worn cap, a lifted piece of flashing, a crown you'd never give a second look in dry weather. We see the full pattern of damage that this exact environment produces, and we match the repair to how Aventura homes are actually built and how the salt-air-and-humidity combination really behaves over time.

Noticing water stains near the fireplace, a musty smell when it rains, rust streaks on the cap, white powdery residue (efflorescence) on the brick, or bits of masonry dropping into the firebox? In Aventura's salt air and humidity those are early warning signs β€” and far cheaper to handle now than after the next storm drives water deeper into the structure. Call (645) 224-9996 for a free, no-pressure assessment.

Chimney Questions from Aventura Homeowners

How much does chimney repair cost in Aventura?

The most common repairs range from around $150 for a cap replacement to $5,000 or more for flue relining, with most single repairs falling in the $300–$1,500 range in Florida. What a specific Aventura job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins. See the full cost breakdown.

Why do chimney caps and flashing rust out so fast in Aventura?

It's the salt air. Aventura sits right against the Intracoastal and Dumfoundling Bay, and the salt that rides in off the water accelerates corrosion on every metal component of a chimney β€” the cap, the spark arrestor, and the flashing where the chimney meets the roof. We often replace caps here years before they'd fail at an inland address, and we can recommend more corrosion-resistant options suited to a waterfront home.

How often should I have my chimney swept or inspected in Aventura?

For a fireplace you actually use, once a year is the standard recommendation. Living this close to the coast, we also suggest an inspection after a major storm or hurricane and before buying or selling a home β€” salt exposure and wind-driven rain can cause damage to caps, flashing, and the crown that you simply can't see from the ground.

My fireplace smells musty after it rains β€” what's going on?

A damp, musty odor after rain almost always means water is getting in, usually through a corroded cap, a cracked crown, or failed flashing. With Aventura's humidity and high water table it's one of the most common issues we're called about. We can pinpoint exactly where the water is entering during a free assessment, before it leads to interior staining or damage to the firebox.

Do you serve all of Aventura and the surrounding area?

Yes β€” we cover Aventura and the nearby Miami-Dade communities, including the neighborhoods around Country Club Drive, the Waterways, Williams Island, and the areas bordering North Miami Beach and Sunny Isles. Call (645) 224-9996 and we'll confirm we cover your street and set up a free estimate.

Do you offer free estimates?

Yes β€” every job starts with a free, no-obligation on-site estimate and upfront pricing. No trip charge and no hidden fees.

How long does a typical chimney repair take?

It depends on the work. A sweep or inspection is usually done in one visit; a crown reseal, cap, or flashing repair is often same-day; a partial or full rebuild can take longer. We give you a clear timeframe with your estimate.

Do you work on prefab (factory-built) fireplaces too, or only masonry?

Both. We service traditional masonry chimneys and fireboxes as well as prefabricated, factory-built fireplace systems β€” including wood-burning and gas units.

My chimney failed a home inspection β€” can you help before closing?

Yes, that's one of the most common reasons people call us. We assess exactly what was flagged, explain what's actually needed, and give upfront pricing so you can move forward with your sale.

Do you clean up after the work?

Always. We protect the work area, contain soot and debris, and leave your home as clean as we found it β€” that's part of the job, not an extra.

How do I book or get a quote?

Call (645) 224-9996 or fill out the short form on this page. Same-day service is often available for urgent issues like an active leak.

How tall does a chimney have to be above the roof?

Chimneys shall extend not less than 2 feet higher than any portion of a building within 10 feet, but shall be not less than 3 feet above the highest point where the chimney passes through the roof. That is the exact wording of IRC section R1003.9, adopted verbatim as R1003.9 of the Florida Building Code, Residential. It is commonly called the 3-2-10 rule, and both conditions must be met at once, so whichever produces the greater height controls. The 10-foot measurement is horizontal and includes ridges, dormers, adjacent walls and nearby structures. Does Florida require a carbon monoxide alarm if the house has a fireplace?

Yes for new construction. Florida Statute 553.885 requires that every separate building or addition constructed on or after July 1, 2008 that has a fossil-fuel-burning heater or appliance, a fireplace, an attached garage or any other feature that emits carbon monoxide as a byproduct of combustion must have an approved operational carbon monoxide alarm installed within 10 feet of each room used for sleeping purposes, or at other locations required by the Florida Building Code. The requirement can be met with a hard-wired or battery-powered CO alarm or a combination CO and smoke alarm. The statute applies to new buildings and additions, not to existing buildings undergoing ordinary alterations or repairs. Source: Florida Statutes section 553.885, Carbon monoxide alarm required

Chimney Conditions in Aventura, Miami-Dade County

Aventura incorporated in 1995, but much of its stock predates the city: roughly 67 percent of housing dates to 1970-1999 and about 25 percent to 2000 or later. Around 90 percent of units sit in large apartment or high-rise buildings; single-family homes are about 5 percent and townhomes about 4 percent, concentrated in Aventura Lakes, The Waterways and Island Way. Towers are concrete-frame with low-slope membrane roofs; the low-rise houses are concrete block and stucco under barrel or flat concrete tile. Fireplaces are uncommon and typically prefabricated gas units, so attention goes to metal flues, chase caps and roof penetrations rather than masonry.

Aventura fronts the Intracoastal Waterway with only Golden Beach and Sunny Isles Beach between it and the Atlantic, so salt exposure is heavy. Chloride-laden air corrodes standard galvanized chase covers, storm collars and fasteners much faster than inland; stainless and aluminum hold up better. Add about 62 inches of annual rain, concentrated May through October, and Florida Building Code High-Velocity Hurricane Zone design winds of 175 mph, and crowns, counterflashing and cap seams need checking every year.
