Your Local Doral Chimney & Fireplace Team

One family-owned team for everything your chimney and fireplace need in Doral.

Doral sits on the western edge of Miami-Dade County, a flat, low-lying area pressed up against the edge of the Everglades and bordered by the Palmetto Expressway and the Dolphin Expressway. It is one of the youngest cities in the county, incorporated in 2003 and built up largely from the 1990s onward around golf, business parks, and planned communities, so most chimneys here are far newer than the rest of South Florida. That can lull homeowners into thinking there is nothing to maintain. In reality, the relentless humidity and the heavy afternoon thunderstorms that roll in off the Glades are hard on a chimney from the day it is built, and the components that protect yours are quietly taking a beating long before you ever light a fire.

We are a family-owned company serving Doral and the surrounding west Miami-Dade area, and we handle the full range of work a local home actually needs: chimney repair, chimney sweeping and cleaning, inspections, leak and flashing repair, chimney caps, crown repair, full and partial chimney rebuilds, tuckpointing and masonry, plus fireplace repair, service, and installation. Because so much of Doral's housing is newer, we see a lot of factory-built prefab fireplaces and the metal caps, chase covers, and flashing that go with them, alongside the traditional masonry chimneys on the larger custom homes.

Our approach is straightforward: show up on time, explain exactly what we find in plain language, and give you upfront pricing before any work starts. Free estimates, no pressure, and no inventing problems that are not there. Doral is a community that expects things done properly, and that suits us. We would rather earn your trust the honest way and have you call us back than oversell a single job.

Chimney & Fireplace Care for Doral Homes

Doral is a city of planned communities, and the housing tells the story. Around Downtown Doral and the CityPlace Doral area you will find newer townhomes and mid-rise living where prefab fireplaces and metal chase covers are the norm. Out in Doral Isles, the neighborhoods near Trump National Doral, and the homes ringing the golf courses off NW 87th Avenue and NW 114th Avenue, there are larger single-family houses, many with traditional masonry chimneys and stucco chases. Each type has its own weak points: the planned-community homes tend to need cap, flashing, and chase-cover work, while the custom homes are where crown repair, tuckpointing, and rebuilds come up as the masonry weathers year after year of moisture.

The low, flat geography matters more here than almost anywhere else in the county. Doral sits at the western lip of the developed county, right against the Everglades, with a high water table and the kind of drainage that makes the area prone to standing water when the summer storms open up. Roofs here are largely flat, low-slope, or barrel-tile, so rain does not shed quickly the way it would up north. A worn crown, a cracked cap, or a lifted strip of flashing turns into an interior leak fast. A large share of the calls we get in Doral start as a brown stain on a ceiling or a damp, musty smell near the firebox during the rainy season, not as a fireplace that will not draft.

There is also a distinct character to Doral that shapes how we work. This is a young, fast-growing, heavily Latin American community, often called Doralzuela for its large Venezuelan population, full of families who keep their homes in good order and want clear, honest answers rather than a sales pitch. Many households use the fireplace only on the handful of genuinely cool evenings each year, so the real value we bring is protecting the structure the other fifty weeks: keeping water out, keeping the masonry and metal sound, and making sure that when you do light a fire around the holidays it is safe and ready. We work throughout Doral — every neighborhood, every housing type — and that local focus is exactly what keeps our work sharp.

Watch for the warning signs that Doral's humidity and storms tend to cause: brown water stains on the ceiling or wall near the chimney, a musty or damp smell around the firebox, white chalky residue (efflorescence) on the brick or stucco chase, crumbling or missing mortar, rust streaks on the cap, chase cover, or damper, or pieces of masonry showing up in the firebox. With Doral's high water table and flat roofs, any one of these means water is already getting in, and the damage only spreads with the next storm. Do not wait for the rainy season to make it worse. Doral Chimney & Fireplace FAQs

My home in Doral is fairly new, so does the chimney really need any maintenance?

Yes, and this is the most common question we hear in Doral, because so much of the city was built from the 1990s onward and homeowners assume newer means trouble-free. The biggest threat to any South Florida chimney is not age or fire use, it is water. Our western Miami-Dade location means near-constant humidity, a high water table, and heavy summer thunderstorms off the Everglades, and that moisture works on the crown, cap, chase cover, flashing, and mortar from the day the home is finished. Even a ten or fifteen year old chimney can develop leaks, rusted metal components, and early masonry breakdown. A periodic inspection and basic upkeep protect the structure of your home and stop small issues from becoming expensive water damage, no matter how new the house is.

I live in a townhome near Downtown Doral with a prefab fireplace. Do you service those?

Absolutely. Many of the newer townhomes and planned-community homes around Downtown Doral, CityPlace Doral, and Doral Isles have factory-built prefab fireplaces rather than traditional masonry. We service and repair these, including the metal caps, chase covers, and flashing that shield them from our heavy rain, along with fireplace repair, service, and installation. Prefab systems have their own components and wear points, and in Doral's humidity the metal parts in particular are prone to rust and corrosion. We are familiar with how these units are built and exactly what they need to stay safe and watertight.

There's a brown stain on my ceiling near the chimney after the rainy season. What causes that in Doral?

That is one of the most frequent calls we get from Doral homeowners, and it almost always points to water entering through the chimney rather than from the fireplace itself. The usual culprits are a cracked or worn crown at the top, a missing or rusted cap or chase cover, or lifted and failing flashing where the chimney meets the roof. Because Doral roofs are largely flat or low-slope and the area drains slowly thanks to the high water table, heavy rain lingers and pushes water into any weak point. We will inspect the crown, cap, chase cover, flashing, and masonry to pinpoint the exact entry point, then give you upfront pricing on a leak and flashing repair, crown repair, or new cap before any work begins.

How often should a Doral home have its chimney inspected or swept?

A good general rhythm is an inspection once a year, with sweeping and cleaning as needed based on how much you actually burn. Most Doral families use the fireplace only on a handful of cool winter evenings, so heavy creosote buildup is usually less of a concern than the year-round moisture problems. That makes the annual inspection mainly about catching water damage, mortar deterioration, rust on metal components, and crown or flashing trouble early, while it is still cheap to fix. If you do burn wood regularly, sweeping becomes more important to keep the flue clean and drafting safely. We give you an honest recommendation based on what we actually find at your home, not a one-size-fits-all schedule.

We have a larger home out by Doral Isles with a masonry chimney showing white chalky stains and loose mortar. Is that serious?

It is worth addressing. The white chalky residue is efflorescence, mineral salt left behind as water moves through the masonry and evaporates out, and it is a clear sign that moisture is getting into the brick, block, or stucco chase. Paired with loose or missing mortar, it tells us the joints are breaking down, which is common on the larger masonry homes around Doral Isles and the golf-course neighborhoods after years of humidity and storms. The fix is usually tuckpointing to restore the mortar joints, and in more advanced cases crown repair or a partial rebuild. Caught early it is a straightforward masonry repair; left alone, water keeps widening the gaps until the structure is genuinely compromised. We offer free estimates so you know exactly where things stand before deciding anything.

Do you offer free estimates?

Yes — every job starts with a free, no-obligation on-site estimate and upfront pricing. No trip charge and no hidden fees.

How long does a typical chimney repair take?

It depends on the work. A sweep or inspection is usually done in one visit; a crown reseal, cap, or flashing repair is often same-day; a partial or full rebuild can take longer. We give you a clear timeframe with your estimate.

Do you work on prefab (factory-built) fireplaces too, or only masonry?

Both. We service traditional masonry chimneys and fireboxes as well as prefabricated, factory-built fireplace systems — including wood-burning and gas units.

My chimney failed a home inspection — can you help before closing?

Yes, that's one of the most common reasons people call us. We assess exactly what was flagged, explain what's actually needed, and give upfront pricing so you can move forward with your sale.

Do you clean up after the work?

Always. We protect the work area, contain soot and debris, and leave your home as clean as we found it — that's part of the job, not an extra.

How do I book or get a quote?

Call (645) 224-9996 or fill out the short form on this page. Same-day service is often available for urgent issues like an active leak.

How tall does a chimney have to be above the roof?

Chimneys shall extend not less than 2 feet higher than any portion of a building within 10 feet, but shall be not less than 3 feet above the highest point where the chimney passes through the roof. That is the exact wording of IRC section R1003.9, adopted verbatim as R1003.9 of the Florida Building Code, Residential. It is commonly called the 3-2-10 rule, and both conditions must be met at once, so whichever produces the greater height controls. The 10-foot measurement is horizontal and includes ridges, dormers, adjacent walls and nearby structures. Does salt air near the coast change what materials should be used on a chimney?

Yes, and the Florida Building Code recognizes it by grade. Florida Building Code, Residential sections R905.7.6.1.1 and R905.8.7.1.1 call for Type 304 stainless steel ring-shank nails for wood shingles and shakes, and specifically Type 316 for coastal areas. Type 316 stainless contains molybdenum and resists chloride attack better than Type 304, which is why it is the coastal specification. The same chloride exposure attacks every metal component on a chimney: the cap and spark arrestor screen, the counter flashing, the storm collar, the chase cover and a stainless liner. Galvanized steel components in particular have a short service life within sight of salt water. Source: Florida Building Code, Residential sections R905.7.6.1.1 and R905.8.7.1.1

How much does chimney repair cost in Doral?

The most common repairs range from around $150 for a cap replacement to $5,000 or more for flue relining, with most single repairs falling in the $300–$1,500 range in Florida. What a specific Doral job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins. Chimney Conditions in Doral, Miami-Dade County

Doral incorporated in 2003 and its building stock is young: about 64 percent of housing went up in 2000 or later, most of the rest between 1970 and 1999. Large apartment and high-rise buildings make up roughly 48 percent of units, townhomes 26 percent, detached houses 22 percent. Concrete block and stucco dominates, with concrete and clay barrel tile roofs on the Mediterranean Revival homes in Doral Isles, Islands at Doral, Costa Del Sol and Doral Park, and low-slope membrane roofs across the warehouse corridor. Fireplaces are usually prefabricated metal flues in stucco chases, so the weak points are the chase cap, stucco skin and tile-to-chase flashing, not aging brick.

Doral sits about 13 miles west of downtown Miami, far enough inland to escape direct salt spray, though onshore winds still carry chlorides across the county. Miami averages near 62 inches of rain a year, most of it May through October. All of Miami-Dade falls in the Florida Building Code's High-Velocity Hurricane Zone, designed to 175 mph. Heavy rain and wind uplift show up as cracked crowns, rusted chase covers and counterflashing that has worked loose at the tile.
