Most DeLand homeowners rarely think about their chimney until something forces the issue β smoke that won't draw, a brown stain creeping across the ceiling after an afternoon thunderstorm, or a flagged item on the inspection report during a sale. Chimney Brothers Co is a family-owned team that handles all of it, from a routine sweep to a full masonry rebuild, for homes across DeLand and the wider West Volusia area.
DeLand is an unusual mix for a chimney company. You have century-old brick homes in the Downtown DeLand Historic District and around the Stetson University campus that need patient, experienced masonry work β and just a few miles away, newer construction with prefabricated fireboxes and metal chase systems that fail in completely different ways. We work on both, every week.
Whatever you've got, the approach is the same: we find the real cause, explain it in plain language, and give you upfront pricing before any work begins. No pressure and no surprises β just a chimney that's safe to use and a clear answer about what it actually needs.
What Central Florida's Climate Does to DeLand Chimneys
Sitting inland in the middle of Volusia County β roughly 25 miles from the Atlantic and well west of Daytona Beach β DeLand gets a different beating than the coastal towns to the east. There's far less salt in the air here than along the shore, so flashing and caps tend to last longer β but the trade-off is rain and humidity. From June through September, DeLand sees an almost daily afternoon thunderstorm, and that relentless, driving rain is the single biggest threat to a chimney in this part of Florida. Water finds every hairline crack in a crown and every gap in worn flashing, then works its way straight into the masonry and the firebox below.
Downtown and the streets around Stetson University are full of older brick and masonry homes. After the great fire of September 1886 leveled much of the business district, the city ordered downtown rebuilt in masonry rather than wood β and a lot of that brick-and-mortar character still defines the Historic District today. Those decades-old mortar joints and older chimney stacks need genuine repointing and crown repair, not a quick smear of caulk. We've spent enough time on these older chimneys to match the repair to how the chimney was actually built.
On the other side of town β out toward Victoria Park west of I-4, the newer subdivisions ringing DeLand, and across West Volusia in Orange City, Deltona, and DeBary β the housing stock is much younger. Those homes more often have prefab fireplaces, factory-built metal chimneys, and chase covers that rust and leak long before the rest of the house shows its age. It's the same humid, storm-heavy climate that draws the manatees to nearby Blue Spring each winter, and it works on a sealed metal chase just as steadily as it does on old brick β different construction, different failure points, and a fix that has to respect how each system was designed.
Noticing water stains near the fireplace, a musty smell that gets worse after a storm, white powder (efflorescence) on the brick, or bits of masonry showing up in the firebox? In DeLand's wet, storm-heavy summers those are early warning signs β and far cheaper to handle now than after another rainy season works the water deeper in.
