The chimney crown — the concrete slab that caps the top of a masonry chimney around the flue tile — is one of the most reliably damaged components we see in Palm Beach Gardens. It sits fully exposed to the subtropical sky: intense UV every day, brief cold snaps in January and February, and the extraordinary thermal swings that come with summer afternoon storms that can drop the surface temperature 20 degrees in an hour. That constant expansion and contraction opens cracks, and once a crack is open, South Florida's rain does the rest.

Why Palm Beach Gardens Homes Need Chimney Crown Repair

Most crowns we see in the Gardens area either have visible surface cracking, have cracked all the way through to the flue tile, or were never properly formed in the first place — a flat-poured crown with no overhang is endemic in homes built through the 1980s and 1990s, and flat crowns pond water rather than shedding it. In neighborhoods closer to the coast, like the waterfront streets along the Intracoastal, we also see crowns where the concrete has carbonated and spalled from years of salt-air exposure, leaving a porous, weakened surface that soaks up every rain.

For minor cracking — surface checks that haven't reached the flue — we can stabilize the crown with a professional-grade elastomeric crown sealant that bridges the existing cracks, bonds strongly to the concrete, and remains flexible through the thermal cycles specific to South Florida. For crowns that are cracked through, structurally compromised, or shaped in a way that will never drain properly, we remove and recast the crown with a proper slope and drip edge overhang, formed so water sheds away from the masonry rather than running down the chimney face.

Crown work is one of those repairs that pays for itself quickly here. A properly formed and sealed crown protects the top of the liner, keeps bulk water from running into the smoke chamber, and extends the life of the cap and flashing below it. Ignoring a cracked crown through another rainy season typically means the damage works its way down the stack — and liner repairs or masonry restoration are meaningfully more involved than resetting the crown when it was still just the crown that needed attention.

Signs You Need Chimney Crown Repair

  • Visible cracks in the concrete slab at the top of the chimney
  • Pieces of the crown or concrete debris at the base of the chimney
  • Water stains inside the chimney or on the ceiling below it
  • Spalling or flaking brick just below the crown

Chimney Crown Repair in Palm Beach Gardens — Common Questions

What's the difference between the crown and the cap?

The crown is the concrete slab at the top of the masonry that sheds water off the bricks; the cap is the metal cover over the flue opening that keeps out rain and animals. Many chimneys need both working properly — they protect different parts.

Can a cracked crown just be sealed, or does it need rebuilding?

Hairline and moderate cracks can usually be sealed with a proper flexible crown coating. We only rebuild the crown when it has deteriorated badly enough that sealing wouldn't hold. We'll show you which situation you're in.

Why do crowns crack in Florida?

Constant sun, heat, and heavy rain cycles expand and contract the concrete, and a crown that was poured too thin or without the right slope cracks even faster. Once it cracks, water gets in — so it's worth addressing early.

Do you serve all of Palm Beach Gardens?

Yes. We cover Palm Beach Gardens end to end — from the golf communities like PGA National, BallenIsles, Mirasol, and Old Palm, to the waterfront neighborhoods near the Intracoastal, out to the newer developments around Avenir and Alton, and the established homes near the Gardens Mall and along PGA Boulevard and Northlake. We also work throughout the surrounding northern Palm Beach County area, so if you're nearby and not sure whether you're in our service area, just call (645) 224-9996 and we'll let you know.

What is a chimney crown supposed to look like, and why do crowns fail?

IRC section R1003.9.1 requires masonry chimneys to have a concrete, metal or stone cap sloped to shed water, a drip edge, and a caulked bond break around any flue liners, in accordance with ASTM C1283. CSIA adds that crowns should project beyond all sides of the chimney by two inches to keep runoff off the brick and mortar below. Crowns fail when they are poured flat instead of sloped, when the drip edge is omitted so water runs back down the masonry, and when there is no bond break, so the flue tile and the crown expand at different rates and crack the crown open. A thin mortar wash smeared over the top of the brick is not a crown and will not last. Source: International Residential Code section R1003.9.1 and ASTM C1283; CSIA water damage guidance

Does Florida require a carbon monoxide alarm if the house has a fireplace?

Yes for new construction. Florida Statute 553.885 requires that every separate building or addition constructed on or after July 1, 2008 that has a fossil-fuel-burning heater or appliance, a fireplace, an attached garage or any other feature that emits carbon monoxide as a byproduct of combustion must have an approved operational carbon monoxide alarm installed within 10 feet of each room used for sleeping purposes, or at other locations required by the Florida Building Code. The requirement can be met with a hard-wired or battery-powered CO alarm or a combination CO and smoke alarm. The statute applies to new buildings and additions, not to existing buildings undergoing ordinary alterations or repairs. Source: Florida Statutes section 553.885, Carbon monoxide alarm required

How much does chimney crown repair cost in Palm Beach Gardens?

Crown repair or replacement runs $200–$1,000 in Florida; a crown-only replacement during other work is at the lower end, around $200–$600. What a specific Palm Beach Gardens job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins.
