The chimney crown is the concrete or mortar wash that covers the top of the chimney structure and directs water away from the flue tile and the brick below. In New Smyrna Beach's climate, crowns age faster than the national average: the heat, the humidity, the salt air, and the repeated soaking from summer rains all work together to open hairline cracks into larger fractures over time. Once a crown is compromised, every rain event drives water into the masonry and down toward the interior of the home.

Why New Smyrna Beach Homes Need Chimney Crown Repair

On the older beach cottages here, we frequently see crowns that were never built with proper overhang β€” the concrete barely extends past the brick, so water runs directly down the outside of the chimney rather than being thrown clear. On some homes the original crown was a thin mortar wash that has long since crumbled. On newer construction the crown is usually formed concrete, but the expansion and contraction cycles in Volusia County's climate create cracks that should be caught and sealed before they become full separations.

Small cracks in an otherwise sound crown can be addressed with a flexible, waterproof crown sealant applied to clean, prepared surfaces β€” this extends the crown's useful life significantly. Where the crown has deteriorated past the point of sealing, we form and pour a new one built to the correct dimensions, with sufficient overhang and the right slope to shed water efficiently. We do not patch over a bad substrate; the old material comes off before the new goes on.

Homeowners in New Smyrna Beach often don't know the condition of their crown until they look at photographs from an inspection β€” it's not something you can see clearly from the ground. If your chimney has been in service for ten or more years without a documented crown repair, it is worth having it examined. A functioning crown costs very little to maintain compared to the masonry and interior repairs that follow once water has been tracking through a cracked one for several seasons.

Chimney Crown Repair in New Smyrna Beach β€” Common Questions

What's the difference between the crown and the cap?

The crown is the concrete slab at the top of the masonry that sheds water off the bricks; the cap is the metal cover over the flue opening that keeps out rain and animals. Many chimneys need both working properly β€” they protect different parts.

Can a cracked crown just be sealed, or does it need rebuilding?

Hairline and moderate cracks can usually be sealed with a proper flexible crown coating. We only rebuild the crown when it has deteriorated badly enough that sealing wouldn't hold. We'll show you which situation you're in.

Why do crowns crack in Florida?

Constant sun, heat, and heavy rain cycles expand and contract the concrete, and a crown that was poured too thin or without the right slope cracks even faster. Once it cracks, water gets in β€” so it's worth addressing early.

My fireplace only gets used a few times a year. Does it still need a regular inspection?

Yes β€” and this is one of the most common misconceptions we run into on the coast. A chimney that sees light use still collects moisture, can develop animal nesting, and can have mortar or crown deterioration that gets worse every rainy season. An annual inspection catches these things before they become expensive repairs.

What is a chimney crown supposed to look like, and why do crowns fail?

IRC section R1003.9.1 requires masonry chimneys to have a concrete, metal or stone cap sloped to shed water, a drip edge, and a caulked bond break around any flue liners, in accordance with ASTM C1283. CSIA adds that crowns should project beyond all sides of the chimney by two inches to keep runoff off the brick and mortar below. Crowns fail when they are poured flat instead of sloped, when the drip edge is omitted so water runs back down the masonry, and when there is no bond break, so the flue tile and the crown expand at different rates and crack the crown open. A thin mortar wash smeared over the top of the brick is not a crown and will not last. Source: International Residential Code section R1003.9.1 and ASTM C1283; CSIA water damage guidance

Does Florida require a carbon monoxide alarm if the house has a fireplace?

Yes for new construction. Florida Statute 553.885 requires that every separate building or addition constructed on or after July 1, 2008 that has a fossil-fuel-burning heater or appliance, a fireplace, an attached garage or any other feature that emits carbon monoxide as a byproduct of combustion must have an approved operational carbon monoxide alarm installed within 10 feet of each room used for sleeping purposes, or at other locations required by the Florida Building Code. The requirement can be met with a hard-wired or battery-powered CO alarm or a combination CO and smoke alarm. The statute applies to new buildings and additions, not to existing buildings undergoing ordinary alterations or repairs. Source: Florida Statutes section 553.885, Carbon monoxide alarm required

How much does chimney crown repair cost in New Smyrna Beach?

Crown repair or replacement runs $200–$1,000 in Florida; a crown-only replacement during other work is at the lower end, around $200–$600. What a specific New Smyrna Beach job costs comes down to chimney height, roof access and pitch, and the condition of the crown and flashing, so we give a free on-site estimate with upfront pricing before any work begins.
